I Come Back to You With a Cash Offer Within 24 Hours.

Once I have the details, I do my own research on the property and the local market. I will come back to you personally within 24 hours with my best cash offer. This is a genuine offer based on real figures, not an inflated number designed to get you interested before being reduced later.

If the offer works for you in principle, I instruct a RICS accredited surveyor to carry out a full survey of the property on my behalf.

Survey and Formal Offer.

Once the RICS survey is complete, I will confirm my formal offer. I want to be completely transparent with you here. If the survey identifies issues that significantly affect the value of the property, such as structural problems or a faulty roof, I may need to adjust my offer to reflect that.

If that happens, I will show you the survey report so you can see exactly what I am basing any adjustment on. There are no hidden reasons and no vague explanations. You will always know why.

Price Locked With a £1,000 Escrow Deposit.

Once we have agreed the formal offer after the survey, I pay a £1,000 deposit immediately.

That deposit is held in escrow by your own solicitor, not mine. From that point the price is locked. No reductions on completion day, no last minute negotiations. What we agree after the survey is what you receive, and your solicitor holds the security to prove it.

Exchange and Completion on Your Timescale.

Once the deposit is in place, solicitors are instructed and the legal process begins. I work with solicitors who are experienced in moving quickly and keeping things simple. We set a completion date that works around your circumstances, whether that is two weeks or two months.

On completion day, the funds are transferred directly to your bank account by the solicitor. That is it. Your story complete, your property sold, your future secured.
