Five years, over 120 properties, and every single one bought with my own money. Here is how it all began and why I do things differently to every other buyer out there.
have been fascinated by property since I was 16. But like most people, I had no idea where to start or who to ask. So I got on with life. I worked, delivered parcels, ran a café, and quietly saved every penny I could.
Then came 7 Inkerman Street, Preston. My first property. I bought it, rolled my sleeves up every weekend alongside a joiner, learned the trade as I went, and refurbished it from top to bottom. When it was done, I remortgaged it, pulled my initial investment back out, and used that money to buy my second property.
That is how it started. That is still how I think about property today. Methodically, carefully, and with my own money on the line every single time.

Why I Started Buying From Sellers
About a year into my property career, I started noticing something that bothered me. Sellers were frustrated. On one side, the traditional market was taking months with no guarantee of completion. On the other, the corporate cash buyers were promising quick sales and then chipping thousands off the agreed price right at the last minute, when sellers had already committed and had nowhere else to turn.
I thought there had to be a better way. A genuine option. Someone who could move faster than the open market, without the last minute games. So I started buying directly from sellers and I have been doing it ever since.
How I am Different

Preston, 2 bedroom terrace
A landlord who had had enough and wanted to enjoy his money. The property was in good condition. I bought it for £100,000, brought in my own team of contractors to paint, carpet, and sort the electrics, and it is now on the rental market valued at £120,000. Clean, straightforward, done.
Burnley, 2 bedroom bungalow
The seller had a sale agreed at £150,000 that fell through. Living in Japan, he had no appetite to go back on the open market. I stepped in, agreed a price of £125,000, and had the whole thing completed in three weeks. Every step was handled remotely. Was it full market value? No. Was it the right outcome for him? Absolutely.
